Top 10 Dubai Areas for Rental Yields in Q3 2026

Based on Bayut's Q3 2026 market report and the UAE Market Sentiment Survey by Bayut and dubizzle

Dubai's rental market continues to reward investors who look beyond the glossy headline districts. In Q3 2026, estimated rental yields reached as high as 10 per cent, according to Bayut's quarterly market report, while asking prices across most popular locations stayed broadly stable. For investors, this is a useful moment to compare where income potential is strongest, and at what price point.

In this guide, we break down the ten areas that recorded some of the highest estimated yields, explain how the numbers differ across property types and price segments, and look at what buyers and renters are saying about the market ahead.

What is rental yield, and why does it matter?

Rental yield is the annual rent a property earns, expressed as a percentage of its purchase price. A property with a 7 per cent estimated yield, for example, would generate roughly AED7,000 per year in rent for every AED100,000 of its value. It is one of the quickest ways to compare the income potential of different areas, although it does not account for service charges, maintenance, vacancy periods or financing costs.

A key point to keep in mind: the yields below are estimates drawn from asking prices and asking rents, and they span different property types and price tiers. A yield for an affordable apartment is not directly comparable to a yield for an ultra-luxury villa without considering the capital involved, the tenant profile and the likelihood of price growth.

The highest-yielding areas, explained

1. Deira: 10.00% (affordable villas)

Deira recorded the highest estimated yield in the report, at 10 per cent in the affordable villa category. There is an important caveat for international investors: Bayut noted that property ownership in this category in Deira is restricted to UAE and GCC nationals. For eligible buyers, it stands out as the strongest income opportunity in the data. For everyone else, the apartment-led areas below are likely to be more relevant.

2. Dubai Investments Park: 9.50% (affordable apartments)

Dubai Investments Park posted the highest estimated yield among affordable apartments at 9.50 per cent. Affordable apartments typically carry a lower entry price, which can make a strong yield more achievable for first-time and smaller investors.

3. Discovery Gardens: 8.50% (affordable apartments)

Discovery Gardens followed at 8.50 per cent, reinforcing the pattern that the affordable apartment segment is where Dubai's strongest yields for open-market buyers currently sit.

4. Remraam: 8.40% (affordable apartments)

Remraam completed the affordable apartment podium at 8.40 per cent. Together, Dubai Investments Park, Discovery Gardens and Remraam were identified by Bayut as among the highest-yielding locations for affordable apartments.

5. Living Legends: 7.50% (mid-tier apartments)

In the mid-tier apartment segment, Living Legends led with an estimated yield of 7.50 per cent.

6. Town Square: 7.40% (mid-tier apartments)

Town Square was just behind at 7.40 per cent, offering investors another mid-tier option with an income profile close to the segment leader.

7. Al Sufouh: 7.10% (luxury apartments)

Al Sufouh led the luxury apartment category with an estimated yield of 7.10 per cent. Yields in higher-priced segments are often lower, so a figure at this level for luxury stock is notable.

8. Jumeirah Village Circle (JVC): 7.10% (mid-tier apartments)

JVC remained popular among buyers seeking mid-tier apartments, with an average asking price of AED1,419 (about $386) per square foot and an estimated rental yield of 7.10 per cent. The report also noted softening asking rents in Jumeirah Village Circle, which investors should factor into their expectations.

9. Al Barari: 6.30% (ultra-luxury apartments)

Al Barari topped the ultra-luxury apartment category at 6.30 per cent. Ultra-luxury properties tend to be bought with capital appreciation and lifestyle in mind as much as income, so a yield above 6 per cent is a respectable result for the segment.

10. International City and Rukan: 6.30% (affordable villas)

International City and Rukan each recorded estimated yields of 6.30 per cent in the affordable villa category, giving buyers in that segment options beyond Deira's restricted market.

Beyond the top 10: villa yields by segment

Villa yields are generally lower than apartment yields, but the report highlighted several leaders worth noting:

  • Mid-tier villas: The Sustainable City led at 6.10 per cent, followed by DAMAC Lagoons at 5.70 per cent and Jumeirah Village Circle at 5.50 per cent.
  • Luxury villas: Jumeirah Golf Estates and Tilal Al Ghaf both recorded 5.50 per cent.
  • Ultra-luxury villas: Al Barari led at 4.90 per cent.

The pattern is clear: as property values rise, yields tend to compress. Buyers at the top end are usually prioritising long-term value and lifestyle over immediate rental income.

Prices stabilise in Q3

Bayut reported that average asking prices per square foot across popular affordable and mid-tier locations remained broadly unchanged during the quarter, with movements generally below 3 per cent. For investors, stable prices combined with healthy yields point to a market that is steady rather than overheated.

Some data points from the quarter:

  • Palm Jumeirah (ultra-luxury apartments): Average asking prices rose 3.40 per cent quarter on quarter to AED3,490 (about $950) per square foot.
  • Business Bay: Average asking price of AED2,158 (about $588) per square foot.
  • Dubai Silicon Oasis (affordable apartments): Average asking prices of AED556,000 (about $151,400) for studios and AED856,000 (about $233,100) for one-bedroom units.
  • Palm Jumeirah (four-bedroom villas): Average asking price of AED44.1m (about $12m).
  • Al Barari (four-bedroom villas): Prices rose 8.20 per cent quarter on quarter to AED29.6m (about $8.1m).

Luxury and ultra-luxury areas recorded limited movement in most cases, though some neighbourhoods, such as Al Barari and Palm Jumeirah, registered larger increases.

Rents: where they are softening

Not every area is moving in the same direction. Bayut reported softening asking rents in Jumeirah Village Circle, Business Bay and Arjan, along with marginal corrections in luxury apartment locations including Dubai Marina, Downtown Dubai and Meydan. Investors relying on rental income in these areas should keep an eye on how asking rents develop in the coming quarters.

What buyers and renters are thinking

A UAE Market Sentiment Survey by Bayut and dubizzle, covering more than 2,000 completed responses, offers a snapshot of market confidence:

  • Confidence: 60 per cent of surveyed buyers were either very confident or cautiously optimistic about the property market over the next five years.
  • Price expectations: Looking 12 months ahead, 46 per cent expected prices to increase, while 34 per cent expected them to remain stable.
  • Renters considering a purchase: Nearly 45 per cent of surveyed renters had considered buying instead of renting. Of those, 18 per cent were actively comparing the options, while 26 per cent said they could not afford the downpayment.
  • Long-term plans: Among renters actively comparing, 52 per cent cited plans to remain in the UAE long term as their main reason for considering a purchase.
  • Rent expectations: Half of surveyed renters expected rents to stay unchanged over the next 12 months, while 25 per cent anticipated decreases and 25 per cent expected increases.

The survey suggests a sizeable pool of renters who may become buyers, particularly in the affordable and mid-tier segments where entry prices are lower.

Key takeaways for investors

  1. Affordable apartments lead on yield for open-market buyers. Dubai Investments Park, Discovery Gardens and Remraam occupy the top spots outside the nationality-restricted Deira villa market.
  2. Yields compress as prices rise. Mid-tier areas sit around 7 per cent, while ultra-luxury villas sit below 5 per cent.
  3. A high yield is not the whole story. Service charges, vacancy, maintenance and softening rents in areas like JVC and Business Bay all affect real returns.
  4. Check eligibility. Deira's villa yield comes with ownership restrictions for UAE and GCC nationals.
  5. The market looks steady. Stable asking prices and cautious optimism in the survey point to a balanced outlook.

Final word

Q3 2026 shows a Dubai market where income-focused investors have clear options across price points, from affordable apartments in Dubai Investments Park to mid-tier stock in Living Legends and Town Square. As always, yields are estimates based on asking prices and rents, so it is worth verifying current listings, running the numbers after fees and charges, and speaking with a licensed adviser before committing capital.
