Berkeley Tower by Ellington – Grade A Offices in Business Bay

About The Project
Berkeley Tower is Ellington Properties' first dedicated office tower, a G+66 Grade A commercial building rising beside Sheikh Zayed Road in Business Bay. Ellington built its name on residences where design comes first. Berkeley Tower takes that same care into the workplace, for companies that want to own their address rather than rent it, and for investors who want a stake in Dubai's busiest office district.
Offices from 2,750 to 12,000 sq ft
Most office towers ask you to fit their floor plan. Berkeley Tower lets you choose how much of a floor you want:
- Full floor – one company, one floor, roughly 12,000 sq ft to lay out as you like. Ideal for a regional headquarters.
- Half floor – your own front door with room for a growing team.
- Quarter floor and three-office floors – smaller self-contained suites from about 2,750 sq ft, a practical first owned office for an established SME.
Indicative pricing sits between AED 4,500 and AED 5,000 per sq ft, which places the smallest offices from roughly AED 12.4 million. Final prices, floor plans and the payment plan will be confirmed by Ellington at launch.
More than a place to work
Four to five floors of the tower are given over to the people who work in it, not to more offices. Expect a fully equipped gym, dedicated yoga and Pilates studios, a wellness and stress-relief room, and restaurants for client lunches and the daily coffee run. It is the kind of building that helps companies hire and keep good people.
Getting in and out is designed to be easy too: a high-capacity lift system with separate service and parking lifts, and an automated parking building so nobody spends the morning circling for a space.
A two-minute walk to the Metro
Location is where Berkeley Tower is hardest to argue with. Business Bay Metro Station is about two minutes away on foot, and Sheikh Zayed Road is on the doorstep. Downtown Dubai, The Dubai Mall and DIFC are a short drive, and the Dubai Water Canal promenade is close by for an evening walk or a client dinner.

Investment Potential
Dubai's office market has rarely been this strong, and Business Bay sits at the centre of it.
In the first half of 2026, off-plan office sales in Dubai reached AED 13.1 billion, more than the previous seven years combined, according to Dubai Land Department data. Business Bay alone accounted for around AED 6.8 billion of that, roughly half of all off-plan office sales by value.
Demand is being driven by regional and international companies setting up in Dubai, and they want Grade A space specifically. Occupancy in Dubai's premium office stock is running close to 95%, which keeps rents firm and gives landlords pricing power.
What that means for a Berkeley Tower buyer:
- End users lock in today's price for their own premises instead of facing rent increases year after year.
- Investors buy into the asset class tenants are actively competing for, in the district where most of that activity happens.
- Early buyers get first choice of floors, views and configurations, and pre-launch entry has historically been the best price point in a project's life cycle.
As with any off-plan purchase, returns depend on final pricing, the payment plan, leasing performance and the market at handover. We'll walk you through realistic numbers once Ellington releases the price list.
Discover the Neighborhood
Business Bay
Business Bay is one of Dubai’s leading mixed-use districts, combining residential towers, commercial offices, hotels, restaurants and waterfront living along the Dubai Water Canal. Located next to Downtown Dubai, the area attracts property investors, working professionals, couples and residents who want convenient access to the city’s major business and lifestyle destinations.
Business Bay sits beside Downtown Dubai and is built around the Dubai Water Canal. It is a high-density urban district with a combination of residential, commercial and hospitality properties.
The area is known for its modern skyline, canal-facing homes, business towers, hotel residences and growing selection of restaurants and leisure destinations. Its location makes it attractive to people who want to live close to offices, shopping, entertainment and central Dubai.
What types of properties are available?
- Studios and one-bedroom apartments: Popular options for individuals, young professionals and investors targeting rental demand.
- Two- and three-bedroom apartments: Suitable for couples and families seeking more living space.
- Luxury residences and penthouses: Often appeal to premium buyers looking for spacious layouts, skyline views or canal-facing homes.
- Serviced apartments: Cater to residents and visitors who prefer hotel-style facilities and flexible accommodation.
- Duplexes and limited townhouse-style homes: Available in selected developments, although apartments dominate the market.
Rental demand is supported by the area's proximity to Downtown Dubai, DIFC and other employment centres, together with its metro access, restaurants and waterfront lifestyle.
Studios and one-bedroom apartments are especially relevant to single professionals and couples, while larger units can appeal to families and shared households, depending on the building and layout. Demand and achievable rents vary by tower, furnishing, views, apartment condition and proximity to transport.

Important nearby employment centres include:
- Business Bay's own corporate offices and commercial towers.
- Downtown Dubai, with its retail, hospitality and corporate operations.
- DIFC, a major financial and professional-services district.
