Dominant Type

Jumeirah Village Circle (JVC) is a Nakheel-developed, circular master community in the heart of “New Dubai”, made up of numbered districts of low- to mid-rise apartment buildings, townhouses and villas. It is one of Dubai’s most popular mid-market areas for buyers and tenants, with low entry prices, high rental yields and a village-style feel built around parks, Circle Mall and community amenities. It has one of the deepest resale and rental markets in the city, with a diverse mix of young professionals, couples and families.

JVC has been delivered in phases since the late 2000s, with most of its apartment stock built since 2018. Buildings range from older, lower-priced towers to newer branded and amenity-rich projects. Districts differ in maturity and infrastructure, and new launches are still arriving. Prices have kept rising through 2026, and ready apartments typically trade at a 10% to 12% premium to comparable off-plan units.

Location and Connectivity

JVC sits between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), with Hessa Street on one side. Jumeirah Village Triangle lies to the west and Dubai Sports City to the south. Dubai Marina, Palm Jumeirah and Mall of the Emirates are each about 18 to 20 minutes away by car, and Downtown Dubai about 20 to 25 minutes, depending on traffic. Dubai Hills Mall and Al Barsha are also close.

There is no Metro station in JVC itself. The nearest stations are Mall of the Emirates, Dubai Internet City and Al Furjan, and RTA bus route J01 links the area to Mall of the Emirates Metro. Taxis and ride-hailing are readily available, and most residents drive. Traffic at the community exits can be heavy at peak times.

Property Types and Prices

JVC offers one of the widest ranges in Dubai, from compact studios to family villas. Prices vary by district, building age, view and whether the unit is ready or off-plan, so treat these as indicative.

Studio: Roughly 470,000 to 850,000

1-bedroom apartment: Roughly 850,000 to 1,400,000

2-bedroom apartment: Roughly 1,200,000 to 2,300,000

3-bedroom apartment: Roughly 1,650,000 to 3,500,000 and above

Townhouses and villas (3 to 4 bedrooms): Roughly 2,500,000 to 7,000,000 and above

Rental Yields

JVC consistently ranks among the highest-yielding communities in Dubai, backed by a large, diverse tenant pool:

  • Gross yields: about 7% to 9%, with net yields after service charges and management fees of roughly 5.5% to 7.5%. Recent resale data puts the overall figure at around 7.2%.
  • Studios: about 7.8% to 7.9% for ready units, with some reports of 8% or more.
  • 1-bedrooms: around 7% to 7.4%.
  • 2-bedrooms: around 6.8% to 7%.
  • Villas: around 6% gross.
  • Best yield-to-price: studios and 1-bedrooms in ready, mid-rise buildings.
  • Typical rents: unfurnished studios rent for around AED 45,000 a year, while 4-bedroom villas and townhouses rent for roughly AED 180,000 to 285,000.
  • Service charges: typically AED 11 to 18 per sq ft, which can take 1% to 2% of the purchase price each year and is the main reason marketed gross yields shrink.
  • Supply risk: a large pipeline of new units could soften rents in some buildings.

Schools and Nurseries

In the community: nurseries include Stepping Stones and Kids World Nursery, and schools in and around JVC include JSS International School (Indian curriculum) and Arcadia School (British curriculum).

Schools nearby: more than 20 schools lie within 5 km, including Global Indian International School, Nord Anglia International School Dubai and American School of Creative Science in Al Barsha.

Before buying: compare curricula, fees, KHDA ratings, bus routes and school-run times, since traffic around the community exits can lengthen journeys.

Healthcare

In the community: clinics, dental centres and pharmacies are spread across the districts, including Karama Medical Centre JVC and IMC Medical Centre.

Hospitals nearby: Al Zahra Hospital Dubai, Mediclinic Parkview Hospital and other hospitals in Al Barsha and Dubai Hills are a short drive away.

Emergency care: confirm the nearest A&E and your insurer’s network before moving in.

Lifestyle and Amenities

  • Parks: more than 30 landscaped parks, including Circle Community Park, JVC Triangle Park and District 12 Park, with jogging and cycling paths, playgrounds, sports courts and dog parks.
  • Shopping and dining: Circle Mall, with more than 80 shops, Spinneys, a cinema and cafés, plus supermarkets and restaurants in each district. Mall of the Emirates and Dubai Hills Mall are a short drive away.
  • Hotel and leisure: the FIVE Jumeirah Village hotel and its resort-style facilities, gyms, pools and entertainment venues.
  • Everyday needs: supermarkets, pharmacies, salons, mosques and petrol stations across the districts.
  • Community feel: relaxed and residential, with residents of more than 60 nationalities, many of them working professionals, plus a growing number of families and pet owners.

Who Should Buy in JVC

A good fit for:

  • Investors who want high yields and low entry prices, especially in studios and 1-bedrooms.
  • First-time buyers looking for affordable ownership close to central Dubai.
  • Families who want parks, schools and a quieter setting at mid-market prices.
  • Buyers who value liquidity, since JVC has one of the busiest resale markets in Dubai.

Less suited to:

  • Buyers who want Metro access on their doorstep or a fully walkable lifestyle.
  • Buyers who dislike construction noise, peak-hour traffic or crowded exits.
  • Investors who prioritise prime, trophy-address capital growth over yield.

Key Considerations for Buyers

  • District and building: price, yield, noise and amenities vary widely across the numbered districts and between older and newer buildings.
  • Service charges: check each tower on the RERA Mollak index, as high charges can sharply reduce net yield.
  • Ready vs off-plan: ready units cost more but give immediate income, while off-plan launches offer payment plans but carry handover and delay risk.
  • Supply: a large pipeline of new units could soften rents and resale prices, so compare similar buildings.
  • Traffic: exits and the main roads can be congested at peak times.
  • Studio quality: very small units have the highest per sq ft prices and yields, so check layouts and tenant demand in the building.
  • Title checks: confirm ownership, building condition and any off-plan registration through the Dubai Land Department and the developer.
