Apartments and beachfront villas

Dominant Type

Palm Jumeirah is Dubai's iconic palm-shaped island, built by Nakheel off the Jumeirah coast between Dubai Marina and Al Sufouh. It combines beachfront villas on its fronds, apartment buildings on the trunk and crescent, branded residences, five-star resorts, the Nakheel Mall and a monorail. It is one of the most liquid ultra-prime markets in the city, with strong international demand, high prices and moderate yields.

Palm Jumeirah was one of the world's best-known artificial islands, delivered in phases from the mid-2000s. Villas on the fronds sit on private plots with beach access, while apartments line the trunk and crescent in buildings such as Shoreline, Golden Mile, Oceana and the branded towers. The island is home to major resorts, including Atlantis The Palm, and leisure destinations such as The Pointe and Nakheel Mall, and it continues to attract new branded launches and off-plan projects. Prices rose sharply in 2024 and 2025, and resale volumes in 2026 have cooled compared with last year.

Location and Connectivity

The island is linked to the mainland by a single trunk road off Sheikh Zayed Road, with Dubai Marina, JBR, Dubai Media City, Dubai Internet City and Al Sufouh close by. Downtown Dubai is typically 25 to 40 minutes away by car depending on traffic. The Palm Monorail runs along the trunk from the Palm Gateway station to Atlantis, with stops at Al Ittihad Park, Nakheel Mall and The Pointe, and it connects to the Dubai Tram at the Gateway station. The nearest Metro station is Dubai Internet City, reached via the tram, so most residents still drive.

Property Types and Prices

Prices vary widely by frond, building, view and renovation level, so treat these as indicative.

Type

Studio: From roughly 1,200,000 to 1,800,000

1-bedroom apartment: Roughly 2,000,000 to 3,500,000 (median around 2,950,000)

2-bedroom apartment: Roughly 3,500,000 to 6,000,000 (benchmark around 4,500,000)

3-bedroom and larger apartments: Roughly 6,000,000 to 15,000,000 and above

Signature and Garden Home villas: Roughly 25,000,000 to 60,000,000 and above

Penthouses and branded residences: Often AED 20,000,000

Recent resale reports put apartments at about AED 3,100 to 3,250 per sq ft and villas at roughly AED 7,900 per sq ft in 2026, with total apartment resale value of about AED 2.8 billion in the first half of 2026 and AED 1.0 billion in the third quarter. Average apartment deal sizes work out to roughly AED 7 to 8 million because the resale mix includes large and branded units. Villa deals average roughly AED 55 to 60 million.

Rental Yields

Yields on the Palm are lower than in mid-market areas, with a premium tenant base that pays high rents:

  • Apartments: about 5.1% gross in the third quarter of 2026, 5.15% in the first quarter and 5% across 2025. Wider estimates run 4.5% to 6.5%.
  • Villas: about 3.6% to 4% gross in 2026 reports, with broader estimates of 3% to 5%.
  • Best yield-to-price: studios and 1-bedrooms in trunk buildings such as Golden Mile and Shoreline.
  • Short-term rentals: holiday-home operators can earn more in peak season, but this depends on licensing, building rules and management costs.

Typical annual rents for apartments in 2026 are around AED 100,000 for a studio, AED 149,000 for a 1-bedroom, AED 257,000 for a 2-bedroom and AED 365,000 for a 3-bedroom. Service charges are often AED 25 to 45 per sq ft, which reduces net yield significantly.

Schools and Nurseries

  • On the island: there are nurseries, including Jumeirah International Nurseries Golden Mile, Redwood Montessori Nursery, Asya's Nursery and Blossom Palm Jumeirah Nursery. Main schools are on the mainland.
  • Schools nearby: international schools offering British and American curricula, such as Dubai British School, The International School of Choueifat, GEMS Wellington International School and the American School of Dubai, are around 12 minutes away or more depending on traffic.
  • Higher education: Dubai Knowledge Park is nearby, with universities such as Middlesex University Dubai and the University of Wollongong in Dubai.
  • Before buying: compare curricula, fees, KHDA ratings, bus routes and school-run timing, as traffic on the single trunk road can add to journey times.

Healthcare

  • On the island: clinics include Emirates Hospitals Clinics Palm Jumeirah, Al Das Medical Clinic, Dr. Joy Dental Clinic and Dubai London Clinic at Nakheel Mall.
  • Hospitals nearby: full hospitals are on the mainland, including Saudi German Hospital (about 7 km), with others in Al Barsha and the Dubai Healthcare City and Jumeirah areas.
  • Emergency care: confirm the nearest A&E and your insurer's network before moving in.

Lifestyle and Amenities

  • Shopping and dining: Nakheel Mall (hundreds of stores, Waitrose and a cinema), Golden Mile Galleria (with Spinneys), The Pointe with its fountain show, and a wide range of restaurants and beach clubs.
  • Beaches and resorts: private and resort beaches, Atlantis The Palm with Aquaventure Waterpark, and many five-star hotels along the crescent.
  • Parks and sport: Al Ittihad Park, waterfront promenades and running and cycling routes.
  • Everyday needs: supermarkets along the trunk, pharmacies, gyms and services.
  • Community feel: upscale, resort-style and international, with a mix of residents, holiday guests and short-term visitors.

Who Should Buy in Palm Jumeirah

A good fit for:

  • Buyers who want an iconic beachfront address and long-term capital growth.
  • International and high-net-worth buyers who value liquidity and brand recognition.
  • Families wanting villas with private beaches near the Marina.

Less suited to:

  • Investors who prioritise high yields or low entry prices.
  • Buyers who dislike traffic on the single trunk road or want main schools within walking distance.

Key Considerations for Buyers

  • Frond and view: values vary widely between frond villas, beach plots and sea or skyline views.
  • Service charges: these are high, particularly in branded and luxury buildings, and reduce net yield.
  • Traffic: the single access road can be congested at peak times.
  • Market cycle: prices have risen strongly, and 2026 resale volumes are lower than last year, so timing matters.
  • Title checks: confirm ownership, plot details and any extension permissions through the Dubai Land Department and Nakheel.
