Town Square Dubai

Town Square was designed as a walkable, family-friendly suburb around Town Square Park, with the central plaza, fountains, cinema, restaurants and cafes at its heart. Residential clusters include Zahra, Zahra Breeze, Safi, Hayat Boulevard, Jenna, Warda, Rawda and UNA apartments, and Zahra, Hayat, Safi, Noor and Shams townhouses.
Much of the original community is complete, with newer off-plan launches adding more stock. Recent market reports show strong demand and growth: resale price per sq ft rose about 14% over twelve months, and Town Square was among the best performers for combined yield and growth among popular communities in one 2026 analysis.
Property Types and Prices
Town Square is apartments and townhouses only. Prices vary by building and source, so treat these as indicative.
Studio: Roughly 500,000 to 900,000
1-bedroom apartment: Roughly 780,000 to 1,150,000
2-bedroom apartment: Roughly 1,150,000 to 1,400,000
3-bedroom apartment: Roughly 1,900,000, with limited availability
3-bedroom townhouse: Roughly 2,800,000 on average
4-bedroom townhouse: Higher, priced individually
In the first half of 2026, resale reports show apartments averaging about AED 1,353 per sq ft, up about 9% year on year, with roughly 449 resale transactions worth AED 550 million, which works out to about AED 1.2 million per deal. Townhouses averaged about AED 1,348 per sq ft and AED 2.83 million per deal in the third quarter of 2026. Some third-party guides quote lower figures, at around AED 850 per sq ft, which look outdated or off-plan based. Roughly one in five apartment resales are off-plan.
Rental Yields
Town Square yields are strong for a family suburb, though sources vary:
- Apartments: about 6.5% gross in H1 2026 and 7.2% across 2025, with a property-data range of about 7%.
- Townhouses: about 5.25% in Q3 2026 and 4.6% across 2025, with other estimates near 5%.
- Community-wide: about 6.4% for resales over twelve months.
- Investor-guide range: 6.0% to 7.5% gross, with some studio and 1-bedroom estimates higher.
Typical annual rents in early 2026 were around AED 45,000 for a studio, AED 62,500 for a 1-bedroom, AED 88,600 for a 2-bedroom, AED 118,600 for a 3-bedroom apartment, and AED 146,000 to 173,000 for townhouses. Net yields are lower after service charges and vacancy. Because the community is large and still expanding, supply is a factor to watch.
Schools and Nurseries
- Inside the community: nurseries such as Maple Bear and Cherry Tree operate in Town Square, and several listings also mention schools and nurseries within the community. Confirm what is open at the time of purchase.
- Schools nearby: Jebel Ali School, Fairgreen International School and GEMS Metropole School are within roughly 10 to 15 minutes, with other options in Arabian Ranches and Motor City.
- Before buying: compare curricula, fees, KHDA ratings, availability and bus routes, since larger schools are outside the community.
Healthcare
- In the community: Aster Clinic Town Square, a multi-specialty outpatient clinic in the central plaza, plus a pharmacy.
- Nearby clinics: Aster Clinic in Arabian Ranches 2 and other clinics in Arabian Ranches and Motor City.
- Hospitals: Mediclinic Parkview Hospital on Umm Suqeim Road is about 15 to 18 minutes away, and Emirates Hospital is also reported nearby.
- Emergency care: confirm the nearest A&E and your insurer's network before moving in.
Lifestyle and Amenities
- Town Square Park: a large central park with fountains, events and walking paths, plus cycling and jogging tracks, skate parks, basketball and tennis courts and children's play areas.
- Entertainment: a cinema, outdoor cafes and a variety of restaurants around the plaza.
- Shopping and services: a community centre with Spinneys, Carrefour Market, pharmacies, salons and a mosque, plus The Ranches Souk with Waitrose about 8 minutes away.
- Nearby attractions: Al Qudra cycling track, Global Village, Dubai Hills Mall and Arabian Ranches.
- In-building facilities: pools, gyms and play areas in most buildings.
- Community feel: suburban, active and family-focused, with a clear community centre.
Who Should Buy in Town Square
A good fit for:
- First-time buyers and young families seeking an affordable community with amenities.
- Investors looking for strong gross yields with a steady tenant base.
- Cyclists and outdoor lovers wanting access to Al Qudra tracks and parks.
Less suited to:
- Buyers who need a Metro station or a short commute to Downtown.
- Those wanting a prestige address or a fully mature community.
Key Considerations for Buyers
- Supply: a large number of new launches means a heavy pipeline, which can affect rents and resale prices.
- Off-plan risk: check handover dates and developer track record for new phases.
- Service charges: these vary by building and affect net yield.
- Commute: check peak-time journey times to your workplace and school.
- Title checks: confirm ownership, handover and building status through the Dubai Land Department and Nshama.
