Offices for Sale Near Business Bay Metro Station: Ready and Off-Plan Options (2026 Guide)
Mifrah Properties Team · October 15, 2026 · 8 min read

Ask anyone who commutes into Business Bay what matters most in an office, and “close to the Metro” comes up again and again. Staff get to work without sitting in traffic, clients find you without a call for directions, and when you come to rent the space out or sell it, tenants and buyers pay attention to the walk from the station.
This guide covers the main office buildings within reach of Business Bay Metro Station, both ready to move in and off-plan. For each one we’ve noted what it’s known for, rough pricing, and roughly how far it is from the station, so you can shortlist in a few minutes rather than a few weekends.
Prices are indicative asking prices seen on the market in mid-to-late 2026, not transaction values. Walking times are approximate and depend on the station exit and time of day.

Ready offices near Business Bay Metro
Ready offices make sense if you need to move in soon, want rental income from day one, or simply want to stand in the exact space before you pay for it.
The Opus by Omniyat
Designed by the late Zaha Hadid, The Opus is probably the most recognisable office address in Business Bay. Its “cube with a void” shape stands out on its own, and the offices share the building with the ME Dubai hotel, so restaurants, valet parking and hotel-level service come with the address.
It sits at the top of the market. Fitted offices have been listed at roughly AED 7,900–8,500 per sq ft, and service charges are higher than average. Buyers here are paying for prestige and architecture as much as floor space.
Best for: firms that want a statement address clients will remember.
One by Omniyat
One by Omniyat is a Grade A high-rise with around 30 office floors, a short walk from Business Bay Metro and with quick access to Sheikh Zayed Road. Fitted offices have been listed at around AED 4,400 per sq ft, which makes it one of the better-value Grade A options this close to the station.
Best for: buyers who want a ready Grade A office near the Metro without paying Opus prices.
The Binary by Omniyat
The Binary sits on Marasi Drive. It is two connected towers of 21 and 24 storeys above a shared podium, with canal views from many floors and plenty of parking. The Metro is about a 10–12 minute walk. Units start small and many come fitted, so it’s a favourite with smaller companies and with investors buying to rent out.
Best for: investors who want an established, easy-to-let building, and SMEs that need a smaller footprint.
Anantara Downtown Business Tower (The Oberoi Centre)
This is the office half of the twin-tower Oberoi Centre at the Sheikh Zayed Road entrance to Business Bay; the other tower is a luxury hotel. Offices of around 1,900 sq ft have been listed at roughly AED 4,200 per sq ft, often with two parking bays. Getting on and off SZR is quick, and the Metro is about 5–10 minutes away.
Best for: companies whose teams drive a lot but still want the Metro within reach.
Bay Avenue (Executive Towers)
Bay Avenue is the shopping and dining podium at the base of the Executive Towers cluster, just off Sheikh Zayed Road. It’s one of the first completed parts of Business Bay: twelve buildings, including the Aspect commercial tower and the Executive Bay office towers, sit on top of the mall.
For an office occupier, the appeal is that everything is on your doorstep. Cafés, restaurants, a gym, Bay Avenue Park and everyday services are a lift ride away, and Business Bay Metro is within walking distance. Fitted, furnished offices of around 800 sq ft have been leasing for about AED 120,000–125,000 a year. That makes it a practical first office, and a steady buy-to-let for investors.
Best for: small and growing businesses that want a walkable, everything-nearby address, and investors after reliable rental demand.
Off-plan offices near Business Bay Metro
Off-plan suits buyers who are thinking two to five years ahead. You usually pay in stages, you get a brand-new building with current specifications, and your capital can grow during construction.
Berkeley Tower by Ellington
This is the newest office project near the station, and it’s the closest of any building in this guide. Berkeley Tower is a G+66 Grade A tower about a two-minute walk from Business Bay Metro, right beside Sheikh Zayed Road. It is Ellington’s first dedicated office tower.
Offices range from about 2,750 to 12,000 sq ft and come as full floors, half floors, quarter floors and three-office floors. Four to five floors are set aside for a gym, yoga and Pilates studios, a wellness room and restaurants. Indicative pricing is AED 4,500–5,000 per sq ft, with the official launch expected shortly.
That puts it at roughly the same price per sq ft as ready Grade A towers nearby, but in a brand-new building that is closer to the Metro.

Best for: companies buying their own headquarters, and investors who want pre-launch pricing.
Lumena Alta by Omniyat
Lumena Alta is a 380-metre landmark tower at the gateway to Business Bay. It combines Grade A offices with hotel-style amenities and a business centre. It sold out at launch, so most availability now comes through off-plan resale, at roughly AED 7,000+ per sq ft for offices from around 2,200 sq ft. Resale listings show a 50/50 payment plan and handover around 2031.
Best for: buyers who want a trophy asset and don’t mind a longer wait.
Ready or off-plan: which should you choose?
Ready offices
- Move in or earn rent immediately
- Mostly paid upfront, or with a mortgage
- Established building with a visible track record
- Price set by today’s market
- Lower risk: what you see is what you get
Off-plan offices
- Move in or earn rent at handover
- Payments staged during construction
- Brand-new building with the latest specs
- Often a lower price per sq ft at launch
- Main risks are the timeline and final specs
Choose ready if you need space this year or want rental income straight away. Choose off-plan if you can wait, want a new building, and would rather spread your payments.
What to check before buying any office near the Metro
- Walk the route yourself. “Near the Metro” can mean 2 minutes or 15. Try it at 8:30 am in summer before trusting a listing.
- Service charges. They vary widely between buildings and directly affect your rental return.
- Parking. Ask how many bays come with the unit; in Business Bay, tenants care about this.
- Fitted or shell-and-core. Fit-out can add a significant cost, so build it into your budget.
- Licensing. Business Bay is a mainland area, so check that your trade licence activity suits the building.
- Fees. Budget for the 4% DLD transfer fee plus admin and agency fees.
Frequently asked questions
Which office building is closest to Business Bay Metro Station?
Among current projects, Berkeley Tower by Ellington is one of the closest, at about a two-minute walk. One by Omniyat and the Anantara Downtown Business Tower are also a short walk away.
What is the cheapest way to own an office near Business Bay Metro?
Older ready buildings such as the Executive Towers office blocks around Bay Avenue usually offer the lowest entry prices, because units are smaller. Among Grade A towers, One by Omniyat and Anantara Downtown Business Tower offer good value per sq ft.
Are off-plan offices in Business Bay a good investment?
Demand has been strong. Off-plan office sales in Dubai hit a record in the first half of 2026, and Business Bay accounted for roughly half of that value. Returns still depend on the price you pay, the payment plan and the market at handover.
Can I get a mortgage on an office in Dubai?
Yes. Some banks finance ready commercial property, usually with a larger down payment than for residential. Off-plan offices are normally bought on the developer’s payment plan instead.
Do I need a company to buy an office in Business Bay?
Not necessarily. Individuals can buy freehold offices in Business Bay. If you plan to run your business from the office, you’ll need a trade licence that matches the space.
