Sobha Hartland

Sobha Hartland

Original Sobha Hartland was launched around 2014 and delivered in phases from 2017, with first handovers reported around 2020 in some sources, and it now operates as a largely built-out, ready community with a steady resale and rental market. Completed phases include Hartland Greens, Hartland Waves, Creek Vistas and a range of villa and townhouse clusters such as The Hartland Villas and Quad Homes. A boardwalk, cycling tracks, parks, pools and retail along the main boulevard give it a village feel. An adjacent expansion, Sobha Hartland 2, launched in 2022 with swimmable lagoons and is still being delivered, with handovers from late 2026 to 2029, so it is a separate, mostly off-plan proposition.

Location and Connectivity

Sobha Hartland sits in the north-east of MBR City, directly off Ras Al Khor Road (E44) and Al Ain Road (E66), with quick access to Downtown Dubai, DIFC, Business Bay and the creek. Downtown, Business Bay and DIFC are typically 10 to 15 minutes by car, Dubai International Airport about 15 to 20 minutes, Dubai Marina around 25 minutes, and Al Maktoum International Airport 35 to 40 minutes. There is no Metro station in the community. The nearest are Business Bay and Burj Khalifa/Dubai Mall, around 10 to 15 minutes by car, and bus stops serve the community.

Property Types and Prices

Prices vary by phase, view and building, so treat these as indicative.

Type

Studio: From roughly 900,000 to 1,200,000

1-bedroom apartment: Roughly 1,600,000 to 2,100,000 (average around 1,650,000 on listings)

2-bedroom apartment: Roughly 2,400,000 to 3,200,000 (average around 2,640,000)

3-bedroom apartment: Roughly 4,000,000 and above (average around 4,140,000)

3-bedroom townhouse: Roughly 6,400,000 on average

4-bedroom townhouse: Roughly 8,000,000 on average

Villas: Priced individually, typically higher

Resale reports put apartments at about AED 2,035 to 2,044 per sq ft in the first half of 2026, broadly flat on last year, with about 536 resale transactions worth AED 1.08 billion in H1 2026, which works out to roughly AED 2.0 million per deal. Older market reports show prices rising about 42% for apartments from 2021 to 2025, though the pace has slowed, and MBR City's heavy supply pipeline means sellers may face longer holding periods than at the 2022 to 2024 peak.

Rental Yields

Sources vary, so these are ranges rather than fixed figures:

  • Resale-report yield: about 6.65% gross for apartments in the first half of 2026.
  • 1-bedroom estimates: about 5.0% to 5.8% on one developer-spotlight guide, and 6.2% to 7.8% on another.
  • 2-bedroom estimates: about 5.6% to 6.9%.
  • Lower-end estimate: a rolling 12-month contract analysis shows about 4.5%, which looks conservative.

Typical annual rents in Q1 2026 were around AED 70,000 for a studio, AED 96,000 for a 1-bedroom, AED 147,000 for a 2-bedroom and AED 206,000 for a 3-bedroom. Service charges are quoted at roughly AED 14 to 22 per sq ft depending on the source and building, which reduces net yield. Demand is supported by professionals working in Downtown, Business Bay and DIFC, and by families drawn to the schools.

Schools and Nurseries

  • Inside the community: two international schools sit in Sobha Hartland: Hartland International School, with a British curriculum and IB programme, and North London Collegiate School Dubai, an IB school from early years to Year 13.
  • Nurseries nearby: options include Odyssey Nursery in District One, Blossom Nursery at Dubai Design District and Kinder Castle Nursery at Meydan Heights, within about 10 to 15 minutes by car, plus Jumeirah International Nursery in Business Bay. A Hartland early-years setting is also reported.
  • Other schools nearby: Swiss International Scientific School, Dubai International School and Global Indian International School, as well as Rashid School for Boys and Latifa School for Girls, around 12 to 13 minutes away.
  • Before buying: compare curricula, fees, availability and KHDA ratings, and check whether the school offer for Sobha Hartland 2 is within walking distance, since there are no schools inside that gated phase.

Healthcare

  • In or beside the community: clinics and pharmacies are reported within the community, though the offer is limited compared with Downtown.
  • Nearby clinics: Nad Al Sheba Health Centre, Emirates Hospitals Clinics and Aster Clinic in Business Bay are within roughly 5 to 15 minutes.
  • Hospitals: Latifa Hospital is about 10 to 16 minutes away, Mediclinic City Hospital in Healthcare City about 10 minutes, and American Hospital Dubai and Fakeeh University Hospital in Silicon Oasis are further out at roughly 15 to 20 minutes.
  • Emergency care: confirm the nearest A&E and your insurer's network before moving in.

Lifestyle and Amenities

  • Green and waterfront living: parks, a roughly 1.8 km creek-side boardwalk, cycling and jogging tracks and landscaped streets.
  • In-building facilities: pools, gyms, wellness centres and children's play areas in most towers.
  • Shopping and dining: retail and cafes along Hartland Boulevard, with a Hartland Mall planned, and Meydan One Mall under development nearby. The Dubai Mall is about 10 to 15 minutes away, and Spinneys and Carrefour are within about 10 minutes.
  • Leisure nearby: Ras Al Khor Wildlife Sanctuary, Meydan Racecourse, Dubai Creek and the Burj Khalifa district.
  • Community feel: quiet, green and family-friendly, with a strong construction reputation and lower snagging counts than many competitors, according to one investor guide.

Who Should Buy in Sobha Hartland

A good fit for:

  • Families wanting international schools in the community and a green setting.
  • Investors seeking ready stock with immediate rental income.
  • Professionals who want a quieter base close to Downtown and Business Bay.

Less suited to:

  • Buyers who need a Metro station on the doorstep.
  • Those wanting nightlife, beachfront or a fully built retail high street today.

Key Considerations for Buyers

  • Original vs Hartland 2: original Hartland is mostly ready, while Hartland 2 is largely off-plan with handovers from late 2026, so risk and returns differ.
  • Supply: a heavy pipeline across MBR City can soften rents and slow resales.
  • Service charges: these differ by building and affect net yield.
  • Commute: check peak-time journey times to your workplace and school.
  • Title checks: confirm ownership, handover and building status through the Dubai Land Department and Sobha Realty.
