Dominant Type
Palm Jebel Ali was first announced in the early 2000s, then paused. A new masterplan was approved in 2023, in line with the Dubai 2040 Urban Master Plan, and construction has now moved to active building. Villa collections include The Beach Collection (5 to 6-bedroom villas) and The Coral Collection, with newer releases on fronds such as F. In June 2026 Nakheel launched Palm Central Private Residences, a set of 222 apartments and townhouses on the Spine, and in April 2026 it awarded contracts worth more than AED 3.5 billion to build 544 villas across the early fronds.
Planned amenities include marinas, a waterpark, over 80 hotels and resorts, beachfront retail, parks and wellness spaces. Because most of this is not yet built, the experience of living here today is a promise rather than a place.
Location and Connectivity
Palm Jebel Ali connects to the mainland through a new access road from Sheikh Zayed Road (E11), with Jebel Ali Port and the Jebel Ali Free Zone (JAFZA) nearby. Indicative drive times from listings and guides are about 15 to 25 minutes to Dubai Marina, around 24 to 27 minutes to Palm Jumeirah, around 24 to 30 minutes to Expo City Dubai and Al Maktoum International Airport, and 35 to 45 minutes to Downtown Dubai.
Sources differ on the Marina time, so treat all of these as approximate. The nearest Metro station on the Red Line is on the Jebel Ali side, about 10 minutes by car, and a new island-level transport network is planned. Road and marine infrastructure is targeted for completion around the end of 2026.
Property Types and Prices
Prices vary by frond, collection and launch, and the market is mostly off-plan, so treat these as indicative.
1-bedroom apartment (Spine): Roughly 2,500,000 to 2,900,000 (about AED 3,400 to 3,500 per sq ft)
2 to 5-bedroom apartments: Priced individually, with launch pricing for Palm Central from about 2,700,000
4-bedroom townhouse (Palm Central): Higher, priced individually
5-bedroom beachfront villa: From roughly 18,000,000
6-bedroom beachfront villa: Roughly 19,000,000 to 25,000,000 (median around 21,500,000)
7-bedroom premium villa: From roughly 29,000,000
One data provider reports 530 registered sales worth about AED 12.4 billion over the last 12 months, with a median of about AED 3,443 per sq ft, about 40% off-plan and prices up about 16% year on year. That works out to an average deal of roughly AED 23 million.
A developer-side half-year report shows average waterfront villa prices around AED 32.2 million and Spine apartments around AED 5.63 million, with prices per sq ft hitting a record of roughly AED 3,600 in Q3 after a dip in Q2. Villas trade at a large discount to Palm Jumeirah per square foot, with one dataset showing about AED 2,750 against AED 4,250 for Palm Jumeirah villas. Nakheel's standard payment plan is reported as 20% on booking, 60% during construction and 20% on handover.
Rental Yields
There is no established rental market yet, because the first homes have not been handed over. That means no reliable gross yield exists, and any figure quoted today is a projection. As a rough benchmark, ultra-prime Palm Jumeirah villas generate about 3% to 4% gross, and large villas typically yield less than apartments.
Investors should treat Palm Jebel Ali primarily as a capital-growth and lifestyle play, and should expect any rental income to depend on how quickly amenities, schools and transport open. Service charges are not yet confirmed and are likely to be significant for large beachfront homes.
Schools and Nurseries
- On the island: none yet, though schools are part of the long-term plan.
- Nearby: established schools sit in Jebel Ali Village and Dubai Investments Park, such as The Winchester School Jebel Ali, about 15 minutes away. One source places Fairgreen International School within 10 minutes, while another places the nearest schools around 30 minutes away, so verify distances.
- Before buying: compare curricula, fees, KHDA ratings and bus routes, and plan for a commute until on-island schools open.
Healthcare
- On the island: no hospitals or clinics yet.
- Nearby hospitals: Aster Cedars Hospital Jebel Ali is about 15 minutes away, NMC Royal Hospital in Dubai Investments Park about 20 minutes, and Saudi German Hospital is cited at around 10 to 20 minutes depending on the source.
- Clinics: Medcare Medical Centre in Discovery Gardens is about 18 minutes away.
- Emergency care: confirm the nearest A&E and your insurer's network before moving in.
Lifestyle and Amenities
- Beaches and waterfront: private beach access on frond villas, with marinas and beachfront promenades planned.
- Hotels and resorts: more than 80 hotels and resorts are planned across the island.
- Leisure and retail: a family waterpark, boutique hotels, beachfront dining and retail are planned, with Ibn Battuta Mall about 15 to 19 minutes away.
- Nearby attractions: Expo City Dubai, Dubai Parks and Resorts, Jebel Ali Recreation Club and the Jebel Ali Free Zone business district.
- Community feel: low density, exclusive and resort-style once built, though currently a construction site.
Palm Jebel Ali offers a lower price per sq ft and larger plots, but with delivery, infrastructure and amenity risk that Palm Jumeirah does not have.
Who Should Buy in Palm Jebel Ali
A good fit for:
- Long-term investors who want early entry at a discount to Palm Jumeirah.
- Luxury buyers who value large beachfront plots and are comfortable waiting for handover.
- Buyers who can afford a long hold and the cash flow of an off-plan payment plan.
Less suited to:
- Buyers who need schools, hospitals and amenities on day one.
- Investors seeking immediate rental income or short-term liquidity.
Key Considerations for Buyers
- Delivery risk: check handover dates, construction progress and the developer's track record, and understand what happens if dates slip.
- Infrastructure timing: the access road, marinas, schools and hospitals are still being built.
- Pricing and resale: published prices vary widely by source, and off-plan resale premiums can reverse.
- Service charges and running costs: large villas on private beach frontage will carry substantial charges.
- Title and contracts: confirm escrow arrangements, the sales and purchase agreement and Oqood registration through the Dubai Land Department.
