Dominant Type

International City was one of Dubai's earliest mass-market freehold developments. Its clusters were completed in phases, with England Cluster, for example, handed over in 2008, and Phase 2 (Warsan 4) offering newer buildings than the original clusters. Buildings are mostly low-rise, with landscaped walkways, shared pools, gyms and play areas in many.

Because entry prices are so low and rents are relatively high compared with the price, gross yields are among the highest in Dubai. The trade-offs are older stock, less polished surroundings and a longer commute to central areas. Cluster, building condition and maintenance vary a lot, so due diligence at building level matters more here than almost anywhere else.

Location and Connectivity

International City sits off Sheikh Mohammed Bin Zayed Road and Ras Al Khor Road, with easy access to Emirates Road. Dragon Mart is about 5 minutes away, DIFC about 22 minutes by car, and Dubai Silicon Oasis, Academic City, Mirdif and Dubai International Airport are all reachable via main roads. There is no Metro station inside the community.

The nearest Red Line station is Centrepoint, about 10 to 15 minutes away, and RTA buses connect the area to it, including routes 310, 365, 20A and X23. Taxis and ride-hailing are easy to find near Dragon Mart. (Confirm bus routes and drive times before publishing.)

Property Types and Prices

Most homes are small apartments, and prices differ a lot by cluster and building, so treat these as indicative.

Studio: Roughly 230,000 to 450,000 (China Cluster is lowest)

1-bedroom apartment: Roughly 380,000 to 550,000

2-bedroom apartment: Roughly 650,000 to 1,000,000

Townhouse or villa (Warsan Village): Roughly 1,200,000 to 2,000

In England Cluster, one portal shows an average price of about AED 566,000 and about AED 750 per sq ft, with prices up around 27% and 22.5% respectively year on year, and sales value of about AED 467 million across about 826 deals, which works out to about AED 565,000 per deal. Recorded studio sales in the cluster include AED 320,000 (about AED 660 per sq ft) in March 2025. Recent studio listings with balconies are around AED 330,000 to 425,000. Prices have risen noticeably in the last year or two, so older price guides understate the current market.

Rental Yields

International City sits at the top of Dubai's yield league table, though results depend on the cluster and building:

  • Market report: a 2026 data report names International City among the community leaders on yield, against a Dubai-wide median gross yield of about 6.8% and net yield of about 4.6%.
  • England Cluster: about 8.6% gross on one portal.
  • China Cluster: studios at roughly 10% to 11.3% gross, with high occupancy reported.
  • Persia Cluster: a worked 1-bedroom example of AED 380,000 purchase price and AED 35,000 annual rent gives about 9.2% gross.

Typical annual rents are around AED 28,000 for a studio, AED 39,000 for a 1-bedroom and AED 57,000 for a 2-bedroom, with listings ranging from about AED 30,000 to 37,000 for studios and AED 34,000 to 50,000 for 1-bedrooms depending on the cluster and furnishing. Service charges are low, at roughly AED 7 to 12 per sq ft, or about AED 3,000 to 5,000 a year for a studio, which helps net yield. Net yields are typically a few points below gross after charges, vacancy and management.

Schools and Nurseries

  • Inside or beside the community: nurseries include Little Sprouts Early Learning Centre, Emirates British Nursery and Kids World Nursery in nearby Warsan, and Al Warsan 3 Dubai Nursery. Circle Time School is reported near Dragon Mart.
  • Schools nearby: most full schools are in neighbouring communities such as Academic City and Dubai Silicon Oasis, and Ignite School is listed in Warsan 3.
  • Before buying: compare curricula, fees, KHDA ratings and bus routes, as families will need to travel for schooling.

Healthcare

  • In or beside the community: Apple Clinic and Right Health Ruby Clinic in International City, Aster Clinic at Dragon Mart and Emirates Cluster, Prime Medical Centre at Dragon Mart and NMC DIC Clinic.
  • Hospitals nearby: Fakeeh University Hospital in Academic City, a 350-bed tertiary hospital with 24/7 emergency, is about 12 to 15 minutes away. Berlin Hospital in Umm Ramool is about 6 km away, and Medcare Medical Centre in Al Rashidiya about 7.6 km away.
  • Emergency care: confirm the nearest A&E and your insurer's network before moving in.

Lifestyle and Amenities

  • Shopping: Dragon Mart, with a large retail and wholesale offer and a cinema, plus Souq Warsan and supermarkets such as Nesto Hypermarket and local grocers in each cluster.
  • Dining: many budget-friendly restaurants and cafes in the clusters, with a strong South Asian and Chinese food scene.
  • Parks and outdoors: parks, playgrounds, Al Warsan Lake and nearby leisure sites such as Dubai Safari Park, about 3.6 km away.
  • In-building facilities: many buildings have shared pools, gyms and play areas.
  • Hotels nearby: Premier Inn Dubai Dragon Mart.
  • Community feel: practical, multicultural and value-driven, with limited nightlife and a busier, denser feel than premium communities.

Who Should Buy in International City

A good fit for:

  • Investors wanting very low entry prices and high gross yields.
  • First-time buyers on a limited budget.
  • Portfolio buyers adding a small cash-yielding unit.

Less suited to:

  • Buyers who want prestige, modern finishes or a short commute to central Dubai.
  • Those who may need to sell quickly at a premium, or who want a Metro station on the doorstep.

Key Considerations for Buyers

  • Cluster and building condition: quality, maintenance, occupancy and rents vary a lot, so inspect and compare building by building.
  • Older stock: many units are 15 or more years old, so budget for repairs and upgrades.
  • Tenant profile: demand is strong from budget renters, which supports occupancy but means lower rents in absolute terms.
  • Liquidity and resale: check recent transactions in the specific building before buying.
  • Title checks: confirm freehold status, ownership and building details through the Dubai Land Department.
