Dominant Type

Emaar South is Emaar’s gated golf-course community inside the much larger Dubai South district, next to Al Maktoum International Airport and Expo City. It is a separate community from Dubai South itself, which is a 145 sq km government-backed district with several developers. It is a family-oriented, car-based suburb of townhouses, villas and apartments with lower entry prices than central Dubai. Its investment case rests largely on the long-term airport expansion. It suits end-users wanting a new Emaar home at a lower price per sq ft, and patient investors comfortable with a long hold.

Most of the apartments and a large share of the townhouses are still off-plan. The Golf-series apartments and Green-series townhouses carry handovers between 2028 and 2029, so the community will roughly double in density in the next few years. One DLD snapshot found about 88% of recent sales were off-plan.

Location and Connectivity

Emaar South sits between Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611). Drive times depend on where they are measured from:

  • Al Maktoum Airport: about 5 minutes by one guide and 15 to 20 minutes by another, depending on the part of the airport site measured.
  • Expo City and Dubai Marina: around 10 minutes to Expo City and 20 minutes to Dubai Marina.
  • Dubai International Airport (DXB): around 40 minutes or more in normal traffic.

For now this is a car community. The Metro’s Route 2020 line ends at Expo City, a drive from the community. A proposed Airport Express Line linking DXB and Al Maktoum Airport is only at study and design stage, so treat it as a future possibility rather than an amenity.

Property Types and Prices

The community offers apartments, townhouses and villas. Prices vary by sub-community, handover date and course frontage, so treat these as indicative.

Apartment: Launches from about 850,000 to 1.27 million; resale average about 1.57 million

Townhouse: Launches from about 2.9 million to 3.4 million; area average about 2.8 million

Villa: Fairway Villas from about 3.2 million, Golf Lane from about 4.48 million; area average about 4.9 million.

Rental Yields

Gross yields depend heavily on unit type and source:

  • Townhouses and villas (transaction-based, conservative): about 4.1% for townhouses and 4.3% for villas, from average rents of roughly AED 116,000 and AED 209,000.
  • Compact apartments: around 6% to 6.2% for two- and three-bedroom apartments.
  • Area-level estimates: about 6.5% on one underwriting report, 6.7% on another, and 7.0% on a third.
  • Higher claims: one investor guide gives 7% to 9% for apartments.

The lower, transaction-based figures are more conservative. Townhouses dominate leasing: about 500 townhouse contracts were registered between January and May 2026, against 284 for apartments and 36 for villas. Tenants are mostly families and aviation, logistics and Expo City workers. Service charges are cited at AED 12 to 17 per sq ft under Emaar management. Net yields are lower after charges and vacancy.

Schools and Nurseries

  • Inside the community: Emaar lists nurseries and schools as part of the community plan, and one area guide mentions an Emaar South School in the neighbourhood. Confirm which are open and operating.
  • Schools nearby: GEMS Founders, Greenfield International and Dove Green Private School serve the wider catchment, mostly towards Dubai Investments Park.
  • Nurseries nearby: Chubby Cheeks Nursery and Little Scholar Nursery are about 20 minutes away, and other options are about 25 minutes away.
  • Before buying: compare curricula, fees, KHDA ratings, commute times and availability, as places at popular schools can fill up early.

Healthcare

  • Inside the community: one agency source says clinics are available in the area, but I couldn’t verify specific facilities.
  • Nearby: NMC Royal Hospital is listed about 20 minutes away.
  • Emergency care: confirm the nearest A&E and your insurer’s network before moving in.

Lifestyle and Amenities

  • Golf and green space: an 18-hole championship course with clubhouse, plus parks and walking paths.
  • Shopping: South Village retail centre, anchored by a Géant Express supermarket, covers daily needs. Larger malls such as Ibn Battuta and City Centre Me’aisem are about 26 minutes away.
  • Leisure nearby: Expo City Dubai is about 15 minutes away and Dubai Parks and Resorts about 17 minutes by Emaar’s own measure.
  • Community feel: quiet, suburban and family-oriented, with a new-build feel. Expect ongoing construction until the master plan completes, and fewer restaurants and cafes than in an established area.

Who Should Buy in Emaar South

A good fit for:

  • Families wanting a new Emaar townhouse or villa with a golf course and parks.
  • Buyers working near Expo City, Jebel Ali, the airport or Dubai Investments Park.
  • Long-term investors comfortable holding through the airport build-out.

Less suited to:

  • Investors seeking strong cash yield from day one.
  • Buyers who want Metro access, walkable dining or a central address.
  • Anyone who cannot hold for several years if airport timelines slip.

Key Considerations for Buyers

  • Off-plan vs delivered: the delivered villages can be inspected today, while 2028 and 2029 handovers carry timing risk.
  • Airport timeline: the AED 128 billion terminal’s first phase is reported for completion around 2032, so the demand effect builds over a decade rather than immediately.
  • Supply wave: the community’s own apartment handovers cluster in 2028 and 2029, alongside large deliveries across Dubai South, which could pressure rents.
  • Car dependence: budget for a car per working adult until rail arrives.
  • Service charges and payment plans: current plans are mostly construction-linked at 80/20 or 90/10, so check instalments and handover dates for each project.
  • Title checks: confirm ownership, project registration and escrow status through the Dubai Land Department and Emaar.
