Dominant Type
Dubai South is a 145 sq km master-planned district in south-west Dubai, built around Al Maktoum International Airport (DWC) and Expo City Dubai. It combines residential communities such as The Pulse, Emaar South, MAG 5 Boulevard and the Residential District with business parks, logistics zones and the former Expo 2020 site. It is one of Dubai’s most popular yield-and-growth markets, with the lowest entry prices for new-build homes in the city, strong gross yields and long-term upside tied to the airport’s expansion. It is still being built, so day-to-day amenities are thinner than in established areas.
Dubai South (formerly Dubai World Central) welcomed its first residents around 2020, and Expo 2020 opened on the site in 2021 before it was repurposed as Expo City Dubai. Residential supply spans apartments in The Pulse, MAG 5 Boulevard and the Residential District, and villas and townhouses in Emaar South, a golf-course community. Villa prices rose sharply in 2025 and the area has kept strong momentum through 2026, with large launches still arriving and more supply to come.
Location and Connectivity
Dubai South sits in the far south-west of Dubai, closer to Abu Dhabi than to Downtown. Al Maktoum International Airport and Expo City Dubai are each about 10 minutes away. Dubai Marina is around 25 to 30 minutes by car, and Downtown Dubai about 35 to 40 minutes depending on traffic. Sheikh Zayed Road, Emirates Road and the E11 give direct road access, and Jebel Ali Port is about 20 minutes away.
The Dubai Metro Red Line reaches the area at Expo City Dubai station (Route 2020), which borders Dubai South. An extension to Al Maktoum International Airport and an Etihad Rail connection are planned but not yet in service, so most residents drive, with RTA buses linking the residential areas to the Metro.
Property Types and Prices
Dubai South offers apartments, townhouses and villas. Prices vary widely by community, launch phase, and whether the unit is off-plan or ready, so treat these as indicative.
Studio: From roughly 310,000
1-bedroom apartment: Roughly 500,000 to 620,000 on typical launches
2- and 3-bedroom apartments: Priced mainly per sq ft, with strong demand in the Pulse and Residential District
Townhouses and villas (Emaar South): Roughly AED 900 to 1,400 per sq ft
Expo City Dubai residences: Median starting price around AED 1,700,000
Rental Yields
Dubai South offers some of the highest yields among Dubai’s master communities, and yields are driven by low purchase prices and tenants working at the airport, in logistics and at Expo City:
- Gross yields: about 7.5% to 9.5% across the district, with net yields after service charges and management fees around 5.5% to 7.5%.
- Emaar South: roughly 6% to 7.5% gross, reflecting its premium positioning.
- Best yield-to-price: studios and 1-bedrooms in The Pulse, MAG 5 Boulevard and the Residential District. Studio rents of about AED 28,000 to 35,000 a year push gross yields above 8% at current prices.
- Service charges: typically AED 10 to 16 per sq ft, which is lower than in most prime areas.
- Supply risk: a large pipeline of new units could soften rents and compress yields in some buildings, particularly in off-plan projects.
Schools and Nurseries
In the district: Dubai South schools and nurseries are planned or under construction in Emaar South and the Residential District, and a few nurseries operate in the larger communities.
Schools nearby: the closest established schools are in Dubai Investments Park, about 10 to 20 minutes away, including Greenfield International School. GEMS and other operators have schools planned for the district.
Before buying: check which schools are open, their curricula, fees, KHDA ratings and bus routes. Family buyers should confirm school-run times, as the area is still developing.
Healthcare
In the district of Dubai South, facilities are limited while the area develops, with clinics and pharmacies in the larger communities and a hospital planned.
Hospitals nearby: NMC Specialty Hospital in Dubai Investments Park is the closest, with more hospitals and specialist care in Jebel Ali, Al Barsha and the wider city.
Emergency care: confirm the nearest A&E and your insurer’s network before moving in.
Lifestyle and Amenities
- Expo City Dubai: Al Wasl Plaza, pavilions, restaurants, event spaces, public realm and business offices, plus the Metro station.
- Golf and community: Emaar South’s golf course and clubhouse, community parks, pools and walking routes.
- Shopping and dining: retail and cafés in The Pulse and MAG 5 Boulevard, with more malls and community centres planned. Larger malls are in Dubai Marina and Al Barsha.
- Fitness: most residential buildings include a gym and pool, with gyms such as GymNation and Fitness First nearby.
- Everyday needs: supermarkets and services in the larger communities, with more still opening.
- Community feel: modern, quiet and spacious, with airport and aviation staff, young professionals, investors and growing families.
Who Should Buy in Dubai South
A good fit for:
- Investors who want high gross yields and low entry prices.
- Buyers who believe in the long-term growth around Al Maktoum International Airport and Expo City.
- Airport, aviation and logistics employees who want to live close to work.
- First-time buyers looking at studios, 1-bedrooms and off-plan payment plans.
Less suited to:

- Buyers who want immediate Metro access from every community.
Key Considerations for Buyers
- Development stage: the district Dubai South is still being built, so check what is open now and what is only planned.
- Off-plan vs ready: many launches are off-plan, so check the developer’s track record, handover timeline and payment plan.
- Sub-community: The Pulse, MAG 5 Boulevard, Emaar South, the Residential District and Expo City differ in price, yield, services and Metro access.
- Supply: a large pipeline could soften rents and resale prices, so compare similar units.
- Infrastructure timing: Metro, Etihad Rail and airport expansion plans are long-term and may change.
- Title checks: confirm ownership, escrow arrangements and any off-plan registration through the Dubai Land Department and the developer.
