Dominant Type

Dubai Maritime City (DMC) is a waterfront peninsula between Port Rashid and Dubai Dry Docks. It combines a working maritime hub with a growing residential district of sea-view apartments. It is an emerging, mostly off-plan market with lower entry prices than Downtown or Dubai Marina. It suits buyers who want waterfront living near Bur Dubai and Downtown and are comfortable buying in a community still being built, rather than investors who need a proven rental track record.

Residential supply is new. Notable projects include Nautica by Select Group, Mar Casa by Deyaar, Harbour Lights by DAMAC and Oceanz by Danube. Newer launches include Chelsea Residences by DAMAC and Anwa Aria by Omniyat, with handovers staggered between 2026 and 2029. Expect construction activity, and fewer cafes and shops on site than in an established mixed-use area.

Location and Connectivity

DMC sits on the Bur Dubai side of the Creek, near Port Rashid. One source gives about 5 minutes to Bur Dubai, 15 to Downtown and 20 to Dubai International Airport. Another gives 8, 12 and 18 minutes. Times will vary with traffic.

Public transport does not run directly inside the community, so most residents drive or take taxis. The nearest Metro station is Al Ghubaiba on the Green Line, which also has a bus station and marine transport links for abras and ferries nearby. RTA has named Dubai Maritime City among its new-generation bus station projects, but confirm the current status before publishing.

Property Types and Prices

One data aggregator puts the average near AED 2,460 per sq ft, and recorded sales have ranged from about AED 725,000 to AED 18 million. Off-plan entry prices are lower: Anwa Aria starts from about AED 1 million, Oceanz 2 from AED 1.1 million, Harbour Lights from AED 1.32 million and Chelsea Residences from AED 2.2 million.

The market is heavily off-plan. One snapshot of Dubai Land Department data put 98.3% of recent sales in off-plan projects, although another source describes most buildings as completed. Verify the split before publishing, since it affects how reliable resale averages are

Rental Yields

Gross yields vary widely because the rental market is still thin:

  • Aggregator median (conservative): about 5% gross, with average rents near AED 111 per sq ft.
  • Broker commentary: about 5% to 6% for apartments as of Q2 2025, and 6% to 7.5% in a 2026 investor guide.
  • Implied by average prices and rents (my calculation, Dec 2025): average yearly rents were about AED 62,000 for studios, 79,000 for 1-bedrooms, 128,000 for 2-bedrooms and 221,000 for 3-bedrooms, which implies roughly 3.4% to 4.5% gross. The source notes that rental options are limited because many buildings are still under construction, so these figures may understate stabilised yields.

Schools and Nurseries

  • Inside the community: no schools are listed within DMC, though it has a maritime academic zone.
  • Schools nearby: GEMS Winchester School (British), The Indian High School (CBSE) and Jumeira Baccalaureate School (IB) are each about 15 minutes away.
  • Nurseries nearby: Orange Tree Nursery (Montessori) and Chubby Cheeks Nursery (British), also about 15 minutes away.
  • Higher education: Canadian University Dubai is around 20 minutes away.
  • Before buying: compare curricula, fees, KHDA ratings and availability, as places at popular schools can fill up early.

Healthcare

  • Clinics and hospitals nearby: Harley International Medical Clinic, iCare Clinic in Al Karama and American Hospital in Oud Metha.
  • Emergency care: confirm the nearest A&E and your insurer’s network before moving in.

Lifestyle and Amenities

  • Waterfront and marine activity: yacht charters, boat tours and shipyard visits are available, and the retired QE2 ocean liner operates as a floating hotel nearby.
  • Heritage and culture: Al Fahidi Historic District is close, with restored wind towers, museums and galleries.
  • Shopping and dining: City Centre Shindagha is about 10 minutes away, and BurJuman and Al Ghurair Centre are about 15 minutes away. Most daily amenities are in neighbouring areas rather than on site for now.
  • Community feel: quiet and work-oriented, with a working marine zone alongside residential towers. Expect ongoing construction until the master plan matures.

Who Should Buy in Dubai Maritime City

A good fit for:

  • Marine-sector and port professionals who want to live close to work.
  • Buyers seeking waterfront apartments at lower prices than prime central areas.
  • Long-term buyers comfortable waiting for the district to mature.

Less suited to:

  • Buyers who want a complete, established neighbourhood on day one.
  • Those who need walkable shops, Metro access or a school on the doorstep.
  • Investors who need reliable, well-documented rental yields.

Key Considerations for Buyers

  • Off-plan risk: check the developer’s track record, handover dates and payment plan, and use escrow-protected purchases.
  • Developer and tower: quality, view and service charges differ by project, and several developers are active.
  • Construction: expect disruption until handovers complete, and check current progress on site.
  • Thin rental data: yields are estimates until buildings stabilise.
  • Transport: with no Metro inside and only road access, check commute times at your own working hours.
  • Title checks: confirm ownership, project registration and escrow status through the Dubai Land Department.
