Dominant Type
Dubai Marina is one of Dubai’s most sought-after freehold communities, home to a man-made waterfront canal lined with more than 200 residential towers, luxury hotels and yacht berths. Popular with professionals, families and international investors, the community offers studios to penthouses with marina, sea and skyline views. Residents enjoy Marina Walk, Dubai Marina Mall, JBR Beach and Bluewaters Island nearby, with direct access to Sheikh Zayed Road, the Dubai Metro and the Dubai Tram. With consistent rental demand, high occupancy and Golden Visa-eligible price points, Dubai Marina remains a top choice for buying apartments in Dubai, whether for end use, long-term letting or holiday homes.
Dubai Marina was delivered in phases from the early 2000s, and tower ages and finishes vary widely. Older towers on the northern and southern edges offer the lowest entry prices and highest yields. Post-2018 towers such as Marina Gate and Stella Maris, and new waterfront launches, sit at the premium end. Prices per sq ft have more than doubled since 2020, and the area recorded roughly 3,000 residential sales over the past 12 months, with around a fifth of them off-plan.
Location and Connectivity
Dubai Marina sits on the Jumeirah coast between Al Sufouh and Jebel Ali, with direct access to Sheikh Zayed Road and Al Sufouh Road. Downtown Dubai and DIFC are typically 20 to 30 minutes away by car, depending on traffic, and Dubai International Airport is about 30 minutes. Dubai Internet City and Media City are about 10 minutes away, and Mall of the Emirates and Ibn Battuta Mall about 11 to 13 minutes.
The area is one of the best-connected in Dubai. Sobha Realty Metro Station (northern Marina) and DMCC Metro Station (southern Marina, Marina Mall, JBR) are on the Red Line. The Dubai Tram runs from JBR to Al Sufouh with a stop at Marina Mall, and RTA buses and the Marina water taxi add further options. Many residents get by without a car.
Property Types and Prices
Dubai Marina is almost entirely apartments, with some podium villas and penthouses in newer towers. Prices vary by tower age, view, floor and renovation level, so treat these as indicative.
Studio: Roughly 1,100,000 to 1,500,000
1-bedroom apartment: Roughly 1,400,000 to 2,200,000 (up to about 3,500,000 in premium 2018+ towers)
2-bedroom apartment: Roughly 2,200,000 to 3,600,000
3-bedroom and larger apartments: From roughly 3,500,000 and above
Penthouses, podium villas and branded residences: Often AED 5,800,000 and above, with ultra-prime units far higher.
Marina apartments generally trade at about AED 1,800 to 3,500 per sq ft in 2026, with a median around AED 2,160 per sq ft in mid-2026. A full marina or sea view can add 15% to 25% over a city-view unit, and ultra-luxury waterfront towers exceed AED 3,000 per sq ft.
Rental Yields
Marina yields are solid for a prime waterfront location, supported by a large tenant pool of professionals working in Media City, Internet City, JLT and DMCC:
- Gross yields: about 6% to 7.5% across the area, with net yields after service charges and management fees of roughly 4.8% to 6%.
- Studios and 1-bedrooms: typically the strongest yields, with studios at the top of the range of about 6.5% to 7.5% and larger homes lower, around 4% for 4-bedrooms and above.
- Best yield-to-price: older yield-focused towers, especially in the northern Marina, and units with full marina views.
- Typical rents: studios rent for about AED 75,000 to 95,000 a year, with 1- and 2-bedroom rents varying widely by tower and view.
- Short-term rentals: holiday-home operators can earn more, particularly near JBR and the beach, but this depends on licensing, building rules and management costs.
- Service charges: these are significant, especially in newer, amenity-heavy towers, so check the specific building.
Schools and Nurseries
In the area: there are nurseries but few schools for older children, including Willow Nursery, Raffles Nursery and Blossom Marina Nursery, with more in JBR next door.
Schools nearby: international schools are generally 15 to 20 minutes away by car, including GEMS Wellington, Dubai British School and King’s School Dubai.
Before buying: compare curricula, fees, KHDA ratings, bus routes and school-run times. Families wanting a school on the doorstep usually look elsewhere.
Healthcare
In the area: a range of clinics and pharmacies, including Emirates Hospital Clinics Marina, Marina Medical Center, Novomed, MBF Health Square and several 24-hour pharmacies.
Hospitals nearby: full hospitals are about 15 to 20 minutes away, including Saudi German Hospital, Mediclinic Meadows, Emirates Hospital Jumeirah and Medcare Hospital.
Emergency care: confirm the nearest A&E and your insurer’s network before moving in.
Lifestyle and Amenities
- Waterfront: the 7 km Marina Walk promenade with restaurants and cafés, the marina cruises and water taxis, and JBR Beach about 5 minutes away.
- Shopping and dining: Dubai Marina Mall (with a cinema and Carrefour), The Walk at JBR, Spinneys and a wide range of restaurants.
- Leisure: beach clubs, Skydive Dubai (about 6 minutes), Topgolf Dubai (about 13 minutes) and the Marina Yacht Club.
- Parks and sport: running and cycling along the promenade, with most towers including a gym and pool.
- Everyday needs: supermarkets, pharmacies, salons and services within walking distance in most towers.
- Community feel: lively, cosmopolitan and walkable, with a mix of young professionals, couples, investors and short-term visitors. Evenings and weekends can be busy and noisy.
Who Should Buy in Dubai Marina
A good fit for:
- Buyers who want a walkable, waterfront lifestyle with Metro and tram links.
- Investors seeking solid yields and strong, liquid tenant demand in a prime location.
- Professionals working in Media City, Internet City, JLT, DMCC or Dubai Harbour.
- Buyers who prefer apartments and a resort-style, high-rise setting.
Less suited to:
- Families who want schools, parks and space on their doorstep.
- Buyers who dislike noise, crowds or weekend traffic around JBR and the Marina.
- Investors who prioritise the very highest yields or the lowest entry prices, since areas like JVC and Dubai South offer more.
Key Considerations for Buyers
- Tower and age: older and newer towers differ widely in price, yield, service charges and condition, so compare buildings individually.
- View and floor: marina, sea and city views can swing prices by 15% to 25%, and some low-floor or blocked-view units trade at a discount.
- Service charges: these are high, particularly in luxury towers, and reduce net yield.
- Noise and construction: nightlife near JBR and ongoing building work can affect comfort and rents.
- Parking and traffic: parking can be limited, and the roads around the Marina and Sheikh Zayed Road are busy at peak times.
- Off-plan vs ready: new launches offer payment plans, so check the developer’s track record and handover date.
- Title checks: confirm ownership, building condition and any service-charge disputes through the Dubai Land Department and the developer or owners’ association.
