Dominant Type
Dubai Harbour combines a marina precinct, a cruise terminal, a lighthouse, hospitality and a residential waterfront. The residential offer is dominated by Emaar Beachfront, a gated island community where towers such as Beach Vista, Sunrise Bay, Grand Bleu Tower by Elie Saab, Palace Beach Residence and Bayview by Address have been launched.
Other projects, such as Dubai Harbour Residences Area 3 by H&H Development and Shamal Holding, are also selling off-plan. Roughly 70% of Dubai Harbour sales in the latest 12-month DLD snapshot were off-plan, which makes it a developing market with a growing secondary market as towers hand over. Prices have softened slightly after a strong run, so timing and tower choice matter.
Location and Connectivity
Dubai Harbour sits on the coast next to Dubai Marina, JBR and Palm Jumeirah, with road access via Al Sufouh Road and Sheikh Zayed Road. Dubai Marina, JBR, Palm Jumeirah, Dubai Media City and Dubai Internet City are all a short drive away, and Downtown Dubai is typically 25 to 40 minutes by car depending on traffic. There is no Metro station inside Dubai Harbour, so most residents drive, and the nearest Metro stations are in the Marina and Media City areas.
Property Types and Prices
Prices vary by tower, floor, view and whether the unit is off-plan or ready, so treat these as indicative.
1-bedroom apartment: Roughly 1,900,000 to 3,800,000 (median asking around 2,950,000 in Emaar Beachfront)
2-bedroom apartment: Roughly 4,000,000 to 5,500,000 in recent ready-unit sales; larger or off-plan units from about 7,000,000
3-bedroom apartment: Roughly 6,000,000 to 9,000,000 and above
4-bedroom and penthouses: Roughly 20,000,000 and above
Registered sales over the last 12 months to July 2026 add up to roughly 3,900 sales worth about AED 17.3 billion in one monthly table, which works out to an average deal of about AED 4.4 million. A separate DLD snapshot from earlier in the year shows 1,165 sales worth AED 8.5 billion, a median of about AED 4,129 per sq ft and a 1.5% fall in year-on-year prices, so the two datasets do not match exactly. Emaar Beachfront's median transaction price is about AED 3,600 per sq ft, with one source showing a 12.5% year-on-year fall and another showing asking prices down about 11%, so values have eased from recent highs. Two-bedroom layouts are the most common bedroom segment, and the active Emaar Beachfront off-plan pipeline is reported at around 2,300 units. Emaar's common off-plan payment plans include 10/80/10 and 90/10 structures.
Rental Yields
Yields on Dubai Harbour sit below mid-market areas but above prime waterfront benchmarks:
- Emaar Beachfront apartments: about 5.18% gross on a 2026 benchmark, before ownership expenses.
- 1-bedrooms: about 4.63%, using a median price of about AED 2.95 million and an average annual rent of about AED 137,000.
- Investor-guide positioning: Dubai Harbour is described as sitting between JBR and Marina (higher yield, lower price) and Palm Jumeirah (higher price, lower yield).
- Other studies: one research note groups Dubai Harbour among the areas with strong price growth from launch to first resale, with yields of 7% to 10% cited for the group, though that range looks high for current data.
Service charges and district cooling are significant. For example, AED 25 per sq ft on a 1,000 sq ft unit costs about AED 25,000 a year, which can cut a 5.2% gross yield to about 4.4% before other costs. Because much of the area is newly handed over, rental data is still building.
Schools and Nurseries
- Inside Dubai Harbour: there are no schools or nurseries on the island yet.
- Nurseries nearby: Jumeirah International Nurseries, Redwood Montessori Nursery and Blossom Palm Jumeirah Nursery are within roughly a 15-minute drive.
- Schools nearby: iCademy Middle East, Gyanberry Dubai and The International School of Choueifat are around 12 to 15 minutes away by car, with other options in Al Sufouh, Umm Suqeim and Al Barsha.
- Before buying: compare curricula, fees, KHDA ratings and bus routes, since families will need to commute for schooling.
Healthcare
- Inside Dubai Harbour: no hospitals, and healthcare facilities are limited for now.
- Clinics nearby: Marina Medical Center, Emirates Hospital Clinic (Marina) and other Marina and Palm Jumeirah clinics are about 5 to 10 minutes away.
- Hospitals nearby: Al Zahra Hospital, Saudi German Hospital and Mediclinic Meadows are reported at around 13 to 20 minutes by car.
- Emergency care: confirm the nearest A&E and your insurer's network before moving in.
Lifestyle and Amenities
- Marina and cruise terminal: a large marina, yacht berths, a cruise terminal and waterfront promenades.
- Beaches: private beach access within Emaar Beachfront, with views and access varying by tower.
- Hotels and dining: hospitality brands, beach clubs and restaurants are part of the masterplan, and the wider Marina, JBR and Palm Jumeirah areas offer a large choice of dining, retail and entertainment.
- Building facilities: most towers include pools, gyms, children's play areas, concierge, covered parking and 24-hour security.
- Community feel: gated, quiet and resort-style, with fewer walkable shops and amenities on site than in Dubai Marina.
Who Should Buy in Dubai Harbour
A good fit for:
- Buyers wanting a private beach and sea views in a gated community.
- Investors comfortable with off-plan timelines and a long holding period.
- Professionals working in Marina, Media City or Internet City.
Less suited to:
- Buyers who need schools, hospitals and walkable amenities nearby on day one.
- Investors focused on maximum yield or short-term price gains in a softer market.
Key Considerations for Buyers
- Off-plan risk: about 70% of recent sales were off-plan, so check handover dates, escrow status and developer track record.
- Supply pipeline: thousands of units are still to be delivered, which can affect prices and rents.
- Recent price softness: price per sq ft has dipped over the last year, so compare launch prices with current resale evidence.
- Service charges: luxury and branded towers carry high charges that reduce net yield.
- Title checks: confirm ownership, handover and building status through the Dubai Land Department and the developer.
